Shopping Center & Retail Day Porter Services
Property Zeus Commercial Services is a full-service day porter and pressure washing company, and shopping centers are the bulk of what we do. We run a written, repeatable scope on retail centers across DFW — trash and grounds detail, sidewalks blown and swept, vacancy checks, tenant notices, vacant-unit upkeep and everything in between — and we tailor it to how each property manager and owner runs their asset.

A porter scope designed for real shopping-center operations
Every property receives a written schedule based on traffic, acreage, tenant mix, dumpster locations and management priorities. Below is the standard scope we build from — grouped by grounds and curb appeal, vacancy and building checks, tenant and contractor support, and approved additional services.
Weekly / recurring porter scope
- 01Pick up and removal of all outdoor trash on the property, including walkways, detail cleaning of the landscape beds, greenbelts, the parking lot perimeter in the front, side and rear of the property, all dumpster areas and along curb lines.
- 02Blow or sweep off all sidewalks, ramps, curbs, and any pedestrian walkways.
- 03Remove cobwebs from awnings/sconce lighting, when necessary.
- 04Wipe off window mullions on vacant units one time per week.
- 05Empty all trash receptacles, wipe down trash receptacle lids and replace liners, as needed.
- 06Check that all vacancy entrance doors and riser room doors are locked and notify the Property Manager if they are unlocked.
- 07Report any grease spills to the Property Manager that would require power washing.
- 08Mark/sticker abandoned or disabled vehicles. Report stickered car/truck information to management for towing, and follow up with the Property Manager after the towing is complete.
- 09Remove stickers, business advertisements and flyers from vacant windows, property inventory, light poles and property signage.
- 10If requested by the Property Manager, unlock the riser room/roof hatch for contractors and follow up to make sure contractors clean up after themselves.
- 11Open or lock the vacant units as instructed by the Property Manager.
- 12Meet and assist service providers when requested by the Property Manager.
- 13Deliver notices to tenants as requested by the Property Manager.
Vacant units
- 01Clean monthly — sweep, remove cobwebs, clean and stock restrooms (may be an additional charge).
- 02Check and report any roof or plumbing leaks to the Property Manager.
- 03Flush drains — run faucets, flush toilets and pour water down floor drains to prevent sewer gas odors.
- 04Check for running water to prevent high water bills. Check thermostats and make sure all breakers, except lights, are taped down to prevent high electric bills.
Other / as needed
At additional expense as approved by the Property Manager.
- 01Replace ceiling tiles as needed in tenant suites and vacant units when requested (porter service charges an additional fee for purchasing and installing ceiling tiles).
- 02Minor painting and repairs as directed by the Property Manager.
- 03Hauling of large items to the city landfill at $100.00+ per trip, plus landfill fees.
- 04Pressure washing of sidewalks, graffiti, parking spaces, dumpster areas, building facade and awnings.
- 05Window washing, cleaning of vacant units and handyman/maintenance services not outlined above at $40.00 per man-hour, plus a $35.00 trip charge.
- 06Spread ice melt and remove snow/ice from sidewalks and handicapped parking ramps, with special attention to areas where ponding is likely (under roof drains, steps). Cones or barricades are placed to block off areas too dangerous due to ice/snow build-up.

Including, but not limited to:
- 01Minor plumbing and electrical repairs
- 02Drywall removal, replacement or repair
- 03Painting interior and exterior of buildings, pylon signs, monument signs, metal awnings and more
- 04Graffiti and mildew removal from buildings, walls, columns and dumpsters
- 05Trashing out and cleaning of vacant units
- 06Replacement of damaged ceiling tiles
- 07Removal of banners
